How Much Does Cockroach Control Cost in Greenwich?

Cockroach control is £190 for a flat and £240 for a house. Two things decide whether that figure represents the whole cost: which species you have, and whether the population belongs to your flat or to the building.

The Follow-Up Is Not Optional, and It Is in the Price

Cockroach egg cases are protected capsules. Treatment that deals with every insect in a property on the day still leaves whatever is inside those cases, and they hatch afterwards.

So a second visit is standard for cockroach work rather than a sign of failure, and it is inside the published figure. Any quote that covers a single visit is not comparable with this one, and a cockroach treatment sold without a follow-up is optimistic rather than complete.

Two Species, and Only One of Them Is Really About Your Kitchen

This is the part that decides whether the published price will do the job, and it is established at the survey before anything is placed.

German cockroach

Small, pale brown, living inside the warm structure of a kitchen - behind a fridge motor, in a unit carcass, in the cavity around cabling. It breeds quickly and stays close to warmth and food. In a house, treating the property treats the problem. In a block or a converted house it moves between flats through boxed pipework and service risers, and that changes the arithmetic completely.

Oriental cockroach

Larger, much darker, preferring cooler damp places: drains, gullies, bin stores, basements and lower ground floors. An Oriental cockroach problem usually has an origin outside the room you are standing in, and treating the kitchen alone will not resolve it. On older Greenwich, Woolwich and Plumstead housing, with drainage of the same generation as the buildings, that is a realistic origin rather than an exotic one.

When a Flat Price Is the Wrong Unit

If your neighbours have seen them too, or if activity returns in a treated kitchen with nothing to explain it, the population is very likely using shared service routes and living in the structure rather than in any one flat.

Twelve separate flat treatments in a block with an infested riser is twelve times the published price for a result that does not hold. One building-wide instruction through the managing agent is a different and far better piece of work. We will tell you which situation you are in, because that is the difference between money spent and money wasted.

Say it at the enquiry. Whether the neighbours have reported anything, and whether you are in a house, a converted house or a purpose-built block, changes what we look at first and occasionally changes who should be instructing the work.

The Free Thing That Makes the Treatment Work Better

Clearing access to the space behind and underneath appliances so the harbourage can actually be reached. That costs nothing and it makes a real difference to how much of the population the treatment gets to.

The opposite - a deep clean immediately before the visit - does not help. It moves the population without reducing it and makes the harbourage harder to find. Leaving treated areas alone afterwards matters for the same reason: scrubbing them removes the treatment along with the mess.

Why Spraying It Yourself Costs You Money

A residual surface spray across a kitchen kills the insects it contacts and drives the rest deeper into voids the spray never reaches. The kitchen looks better for a week or two and the problem is now harder and more expensive to reach. If you have already sprayed, say so - it does not change what we will do, but it changes where we look.

Commercial Premises

Kitchens, food premises, storage and back-of-house areas are quoted on the same published basis for a standard treatment. Tell us the type of premises and where the sightings are occurring - equipment housings and the voids between units are the usual harbourage, and access to them is what determines how much of the population the visit reaches.

What Happens Between the Two Visits

The gap between the first treatment and the follow-up is where cockroach jobs are won or lost, and almost all of what matters in it is free.

  • Leave the treated areas alone. Do not scrub the space behind or under appliances. Cleaning removes the treatment along with the mess, and the treatment is what deals with the insects hatching in the meantime.
  • Expect to keep seeing them. Activity continuing between visits is normal and is not a sign the first treatment failed. What matters is the trend.
  • Do not spray anything. A retail surface spray at this stage disperses the population deeper into voids the follow-up then has to reach.
  • Keep access clear. If appliances were pulled out for the first visit, leaving them accessible for the second saves time and improves coverage.

It is also the period in which to raise it with neighbours or a managing agent if there is any suggestion the population is building-wide. Acting on that at the follow-up is far better than discovering it two treatments later.

Frequently Asked Questions

Does the price include the second visit?

Yes. Egg cases are protected from the first treatment, so a follow-up is a standard part of cockroach work rather than an extra.

How do I know which species I have?

As a rough guide: small and pale brown in the warm parts of a kitchen points at German cockroach; larger and much darker around drains, bin stores or the ground floor points at Oriental. We confirm it at the survey because it decides the treatment.

My neighbours have them too. Should we each book separately?

Probably not. If the population is using shared service routes, separate flat treatments each reach a fraction of it. A building-wide instruction through the managing agent is the effective version, and we will say so if that is what the evidence shows.

Should I deep clean before you arrive?

Clear access to the space behind and under appliances - that helps a great deal. A deep clean immediately beforehand does not: it moves the population without reducing it and makes the harbourage harder to find.

Does having cockroaches mean my kitchen is dirty?

No. They need warmth, moisture and small amounts of food, all of which exist in a spotless kitchen. In flats they very often arrive from elsewhere in the building entirely.
