Professional Cockroach Control in Greenwich

There are two cockroaches worth talking about in London property, and they need different treatments in different places. Establishing which one you have is the first job, because a treatment aimed at the wrong species is how a cockroach problem survives being treated twice.

Signs You May Need Cockroach Control in Greenwich

  • An insect running for cover when a light goes on. Almost always the first sighting, and almost always in a kitchen.
  • Droppings that look like ground pepper. In cupboard corners, along the tops of units and behind appliances.
  • Egg cases. Small, dark, ridged capsules glued into a crevice or dropped near harbourage.
  • A distinctive smell in an enclosed space. Musty and oily, noticeable when a cupboard has been shut.
  • Sightings in daylight. Cockroaches are nocturnal. Seeing one in the day generally means the harbourage is crowded.
  • Activity around drains, gullies or a basement. Which points at a different species from activity behind a fridge.

Two Species, Two Different Jobs

The German cockroach is small, pale brown, and lives inside the warm parts of a building - the void behind a fridge motor, the underside of a worktop, the space inside a kitchen unit, the back of a dishwasher. It breeds quickly and stays close to warmth and food. The Oriental cockroach is larger, much darker, and prefers cooler damp places: drains, gullies, basements, boiler rooms, and the ground floor of a building rather than the warm heart of a kitchen.

That difference decides everything. A German cockroach problem is treated at the harbourages inside the kitchen. An Oriental cockroach problem usually has an origin outside the room you are standing in, and treating the kitchen alone will not resolve it.

Why spraying makes German cockroaches worse. A residual surface spray applied across a kitchen kills the insects it contacts and drives the rest of the population deeper into voids the spray never reaches - a response known as dispersal. Gel bait works the other way round: it is taken back into the harbourage and reaches the insects that were never going to walk across a treated worktop.

Flat or apartment£190
House£240

Cockroach control is priced by property type. A flat is a contained space with a defined set of harbourages. A house adds more rooms, more appliances and more places for an established population to be sitting.

Where the survey shows the source is a shared void, a drain or a neighbouring property, we will tell you before treating rather than after, because that changes who needs to be involved.

How Cockroach Treatment Works

The survey identifies the species and the harbourage, which in a kitchen means looking behind and underneath appliances, inside unit carcasses, along the underside of worktops, around pipe entries and in the warm cavity around motors and cabling. Where the evidence points at drains, gullies or a basement instead, the survey follows it there.

Treatment is placed at those harbourages and at the routes between them. A follow-up is standard, because egg cases are protected and the point of the second visit is to deal with what hatches after the first. Cockroach work without a follow-up is optimistic rather than complete.

What helps, and what does not

  • Helps: clearing the space behind and under appliances so the harbourage can be reached; telling us honestly how long it has been going on.
  • Helps: leaving treated areas alone afterwards rather than scrubbing them, which removes the treatment along with the mess.
  • Does not help: retail surface sprays, for the dispersal reason above.
  • Does not help: a deep clean immediately before the visit, which moves the population without reducing it and makes the harbourage harder to find.

Cockroaches in Flats and Commercial Kitchens

German cockroaches move between flats through service risers, boxed pipework and the gaps around waste pipes, which is why an infestation in a converted building or a block is frequently a building problem rather than a flat problem. If your neighbours have seen them too, that is important information and worth saying at the enquiry stage. In commercial kitchens the same logic applies to the space between units, behind stainless steel and inside warm equipment housings.

Cockroach Control for Homes, Landlords and Businesses

The same service, described for the three situations it is most often booked in.

Homeowners and tenants

Tell us where you saw it, what time of day, and whether it was in the kitchen or near a drain or basement. Those two answers usually separate the species before we arrive.

Landlords and letting agents

Cockroaches in a block frequently move between flats. A report that says which species was found and where the harbourage was is what makes the next conversation with the freeholder a short one.

Food premises and commercial kitchens

Contact us with the type of premises and where the sightings are occurring. Equipment housings and the voids between units are the usual harbourage.

Frequently Asked Questions – Cockroach Control Greenwich

How do I know which cockroach I have?

As a rough guide: small and pale brown, in the warm parts of a kitchen, points at German cockroach; larger and much darker, around drains, basements or the ground floor, points at Oriental. We confirm it at the survey, because the species decides the treatment.

Can I just spray them myself?

Retail surface sprays kill what they touch and disperse the rest deeper into voids, which is why a kitchen often looks better for a week and worse afterwards. If you have already sprayed, tell us - it affects where the population will have moved to.

Do cockroaches mean my kitchen is dirty?

No. They need warmth, moisture and small amounts of food, all of which exist in a spotless kitchen. In flats they very often arrive from elsewhere in the building entirely.

Will one visit clear them?

A follow-up is standard for cockroach work. Egg cases are protected from treatment, so the second visit deals with what hatches after the first.

How much does cockroach control cost in Greenwich?

It is priced by property type, with separate published figures for a flat and a house. Both are shown on this page.

Which areas do you cover for cockroach control?

Greenwich, Blackheath, Woolwich, Eltham, Charlton, Plumstead and Abbey Wood.

Can landlords and letting agents arrange cockroach treatment?

Yes, and in converted buildings it is worth establishing early whether the activity is confined to one flat.

How do I arrange cockroach control?

Call the office or send the enquiry form, with the location of the sightings, the time of day and the type of property.
