How Do You Know If You Have Rats in Greenwich?
Most people call us at the point where they suspect rats but cannot prove it. This guide is about that gap: what genuinely counts as…

Treatment removes the pests that are in the property. Proofing decides whether the next lot get in. They are two different jobs, they need different skills, and Zero Pest Greenwich prices them separately so that nobody pays a pest control company to do work their own builder could do for less.
Bundling proofing into a treatment fee sounds generous and is usually the opposite. It means every customer pays for it, including the ones whose problem was a single open door on a hot night, and it means the customers who need several hours of genuine work get whatever fits inside a fee that was never built for it. Charging for it separately, by time, is the version that is honest in both directions.
It also keeps the decision with you. After a rat or mouse treatment we will tell you what we found, where the route is and what closing it would involve. If you would rather your own builder did it, that is a perfectly sensible answer and we will describe the work clearly enough for them to quote it.
Proofing does not mean sealing a building up. Air bricks, vents and underfloor ventilation are there to keep a building dry. Blocking them causes damp, and any proofing that ignores that is storing up a much more expensive problem than the one it solved. Openings get correctly covered, not filled in.
Zero Pest Greenwich publishes its standard treatment prices, so you can see the cost before you contact anybody.
Proofing is priced for a stated period of work rather than as a flat fee, so you are paying for the work that is actually needed rather than an average of every property we have ever visited.
Materials suitable for the openings found are used as part of the work. Where a job needs more than the standard period, we will tell you before it is spent. Where it needs a builder, roofer or drainage contractor instead, we will tell you that too.
This is the part most companies leave off the page. Proofing is a targeted repair of small openings. It is not a substitute for building work, and there are several situations where the right answer is a different trade entirely:
In each of those cases we will tell you what we found and describe it clearly. We would rather lose an hour's work than take money for a repair that was never going to hold.
Proofing is charged for a stated period of work rather than as a flat fee, because the amount of work varies enormously between properties. A single pipe entry under a kitchen sink is a few minutes. A ground-floor flat with three open service penetrations, a defective air brick and a kickboard void open to the subfloor is a different proposition.
The practical approach: we look at what needs closing, tell you what can realistically be done in the time, and start with the routes that are actually being used. If more time is needed you will be told before it is spent, not afterwards.
The natural sequence is treatment first, proofing second - and for good reason. Sealing entry points while rodents are still inside leaves them in the building with no way out, which is how a mouse problem becomes a smell in a wall cavity. Once the treatment has done its job and activity has stopped, closing the route is what stops the next population arriving through the same hole.
The same service, described for the three situations it is most often booked in.
Usually booked after a rodent treatment. Tell us which routes were identified and whether you have already had anything closed.
Proofing a let property is normally cheaper than repeating rodent treatments in it. The report describes what was closed and what remains a building repair.
Delivery doors, service penetrations, kitchen voids and roller-shutter gaps are the usual weak points.
Pest Proofing has its own page for every area we cover, each with the same published price and the detail that actually applies to that area’s buildings.
Five guides for this service are being written for the Zero Pest advice centre.

Read the guide →Because the amount needed varies enormously and bundling it means the customers who need none subsidise the customers who need hours of it. Pricing it separately means you see the cost of the treatment and the cost of the repair as two figures and can decide on each.
Yes, and sometimes that is the sensible answer. After a treatment we will describe what we found and where the route runs, clearly enough for a builder to quote it.
No. Air bricks ventilate the building and blocking them causes damp. A defective or oversized air brick gets a proper cover fitted so it still ventilates but no longer admits rodents.
After. Sealing entry points while rodents are still inside traps them in the building, which creates a worse problem than the one you started with.
Then it is a roofing or drainage repair and we will say so. Proofing is a targeted repair of small openings, and it is not a substitute for building work that needs doing properly.
It is charged for a stated period of work, published on this page. If more time is needed you will be told before it is spent.
